我被我的经纪找的验屋师漏验了一个破屋顶,花了5000多刀换了个全新的,如果当时验出屋顶要换,我肯定不会买的。 那个卖家也是经纪,还支付给我的经纪佣金,所以那时候是两个经纪和一个验屋师都是靠我来买单的,却完全都不站在我的立场上。 |

The home is heated by an 80% efficient (designed not actual performance) forced air Olsen furnace. We were unable to determine the age of the furnace but suspect it is at least 25 years old based on the design and condition. The furnace was exhibiting minor flame rollout on the day of inspection which represents a fire hazard and is often associated with a plugged heat exchanger. This unit should be considered at the end of its service life and replaced. The dryer exhaust pipe was not connected to the duct on the day of the inspection and was blowing the hot moist air into the interior of the home. The bathroom exhaust fans and range hood on the top floor did not have insulated ducts where they passed through the attic areas. OBSERVATION: - Primary heating for house is provided via an Olsen natural gas fired forced air central furnace (Serial No S- 13567 Mdl HAS105A) located in the closet off the laundry/utility room in the basement. - Combustion air for this utility closet is believed to be provided by a duct from the garage – east side of furnace (dangerous CO Hazard) and a second duct (to west of furnace) from an unconfirmed source (may connect to grill on west exterior wall). - This represents a mid efficient unit at peak condition. It is not expected that at its current condition it is operating much above 50% efficiency. These types of appliances typically have a 20-25 year service life if well maintained (annual inspections and maintenance required by licensed HVAC technician or Gas Fitter) and as such this unit is believed to be beyond its expected life span. - Flame rollout was observed on the unit’s start-up. This usually indicates a plugged heat exchanger. Servicing is required ASAP to determine the condition of the heat exchanger and clean the unit of replacement not required. A damaged heat exchanger can also allow CO and other combustion gases to enter the home which is a life threatening condition. - Even though the unit may be currently functioning, due to the age and inefficiency, it may be beneficial to upgrade to a higher efficiency unit. The energy savings may provide a payback period of less than 5 years. - The furnace filter had not been serviced recently and was generally plugged. The last inspection indicated on a label on the furnace plenum was November 2001. - The B-Vent chimney servicing this unit (and the HWT) was rusted through the outer shell at locations above the roof surface and should be replaced ASAP (Fire Hazard). - Due to the number of Gas Appliances in the dwelling, insure a functional CO sensor is installed. (See the end of the interior section portion of this report for installation recommendations). - The bathrooms contain exhaust fans and all passed a ‘tissue’ test. However, they are all piped with a convoluted plastic duct that greatly restricts their air flow. The upper floor ducts also run through the attic and are not insulated which may lead to condensation of the moist air which then falls back to the fan and presents as a water leak in the ceiling. - It is this inspector’s preference (and best practice) that all bathrooms have exhaust fans that are connected to a humidistat for optimal humidity control. The humidistat should be set to 50% and then left alone. This will turn the fans on when elevated moisture levels are present in the rooms and keep the fans on until those moisture levels are reduced down below 50%. The better quality fans will be very energy efficient and have a sound rating below .5 Sones. The fans in this dwelling are all controlled via the light switch and so will need to have a separate circuit wired to them to allow the fans to be operated independently (needed to ensure fans stay on long enough to exhaust moisture) of the light switch. - Moisture damage was observed in the upper hallway bathroom (flaking paint around window and dripping stains on walls above bathtub enclosure) indicating that the humidity in the room had often risen above safe levels. - The range hood exhaust was functional on day of inspection and had good air flow but again, this duct was not insulated where it past through the attic cavity and was not correctly terminated to the roof deck. - The installation of an exhaust fan in the laundry room may be an asset if high humidity is ever observed in the area. - Both fireplaces had dampers that were blocked from above with debris (and therefore could not be opened). It appears that the fireplaces have not been used in many years. Both fire chambers require repair work before they could be used again. It is not know how the debris above the dampers was installed and how it can be removed. A WETT certified technician should be hired to inspect and repair |
