It is about time to renew my mortgage. I am only interested in the Five year fixed term one. Just talked to CIBC, their current rate is 3.29%, but they could offer me 3.04%.
Talked to HSBC, the best rate is 3.04%. Need to pay about $500 lawyer fee for appraisal.
Truenorthmortgate may offer me 2.89%. There will be no appraisal fees. They can hold the rate for 120 days. Their lowest rate, 2.74% only applies to high ratio mortgage (for the folks that have to pay insurance).

Anybody has better rates than those?

They need the following info:
1. employment letter
2. mortgage statement (from the current bank)
3. Property statement (from the govenement - property tax assessment)
4. void check.

I talked to them. I think the major requirement is income. They mentioned that usually the total room is 5 X income, but may lend more than that.

By the way, it is the first time I post info on 买房卖房, and surprisingly found that so many people saws this posting immediately.

Yes. It is much easier to type English than Chinese. I believe most folks on here are able to understand English.

I just talked to True North Mortgage, and they do have the 5-year variable 2.2% (Prime - 1 = 2.2%) option. I am actually on the fence between those two options. Also consider half variable and half 5-year fix, but they don't have that option.

Their rate for the high ratio mortgage was just reduced to 2.69% today.
